• Bare spots on the shingles (the granules are worn off)
• Broken or cracked shingles 
• It appears worn or highly discolored 
• Water spots on your ceiling (this indicates a leak)

This depends on a variety of factors for each roof. Oftentimes, a leak can occur around metal flashing where components of the roof, such as vents, pipe jacks, or chimneys, are installed. If the shingles are in good shape and it's just not water-tight in these areas, we can normally provide roof repair without a full replacement. If there are large spots where the shingles have started to curl or they are worn down, a roof replacement is typically the best option.

If a storm happens that produces hail or high winds and it affects the integrity of your dwelling, a Platinum Builders professional will come out and assess your property at no cost. He or she will review the damages found and communicate with you and your insurance adjuster to make sure the damages to your property are fully covered by insurance before our roofers proceed with any repairs or replacements.
